BRIGHTON SHORT BREAKS TERMS AND CONDITONS
These terms and conditions [together with our privacy policy and terms of use govern your use of our site www.theshiplondon.com (the “Site”), and they regulate how the suites advertised (the “Suites”) on the Site will be made available to you. Please read these terms and conditions carefully before agreeing to rent a Property from this Site. You should understand that by agreeing to rent a Suite from this Site, you agree to be bound by these terms and conditions.

You should print a copy of these terms and conditions for future reference.

Please understand that if you refuse to accept these terms and conditions, you will not be able to rent a Property from our Site.

1. INFORMATION ABOUT US
www.theshiplondon.com is a site operated by London Town Lettings Ltd (we/our/us). We are registered in England and Wales under company number 08188113 and with our registered office at The Cornerstone, 2 Elm Grove, Brighton, East Sussex, BN2 3DD.

2. YOUR STATUS
By renting a Suite through our site, you warrant that:
(a) You are legally capable of entering into binding contracts; and
(b) You are at least 18 years old.

3. YOUR CONTRACT
3.1 If you wish to rent a suite through our Site, you must or contact the property owner via a email or telephone. Your booking request constitutes a contractual offer to us. All booking requests are subject to acceptance by us, and we will confirm such acceptance to you by sending you a confirmation e-mail. Any subsequent contract exists between you and London Town Lettings and will only commence once you have received a confirmation of your booking.
3.2 The Contract and our obligations under it will relate only to the Property that is the subject of the Contract.


4. PRICE AND PAYMENT
4.1 The price of renting any Suite will be as quoted on our Site, except in cases of obvious error. 20% of your rental charge will be a non-refundable booking fee, which will be charged at the time of making the booking. A refundable breakages deposit of £350 will also apply (£500 in the case of booking more than one Suite).
5.2 Prices are liable to change at any time, but changes will not affect bookings that have already been confirmed.
4.3 Payment for all bookings must be by bank transfer or card payment and payments must be made in cleared funds 4 weeks before you take occupancy of the Suite and is non-refundable after the due date. London Town Lettings are not able to provide refunds if you cancel due to accident or illness.

5. OUR RIGHT TO VARY THESE TERMS AND CONDITIONS
5.1 We have the right to revise and amend these terms and conditions from time to time [to reflect changes in market conditions affecting our business, changes in technology, changes in payment methods, changes in relevant laws and regulatory requirements and changes in our system’s capabilities .
5.2 You will be subject to the policies and terms and conditions in force at the time that you rent a suite, unless any change to those policies or these terms and conditions is required to be made by law or governmental authority (in which case it will apply to bookings previously placed by you).
6. CANCELLATION OR CHANGED TO YOUR BOOKING MADE BY US
If the property should not be available due to fire, storm or flood or other reason out of our control or for any reason we will refund any monies paid and our liability is limited to the refunding of such monies.


LAW AND JURISDICTION
Contracts for the rental of a property/suite through us and any dispute or claim arising out of or in connection with them or their subject matter or formation (including non-contractual disputes or claims) will be governed by English law. Any dispute or claim arising out of or in connection with such Contracts or their formation (including non-contractual disputes or claims) shall be subject to the non-exclusive jurisdiction of the courts of England and Wales

All customers are required to accept these “Terms and Conditions” during the booking process
OTHER IMPORTANT CONSIDERATIONS OUTSIDE OUR TERMS AND CONDITIONS

Noise and Nuisance
Perhaps the single most thing to be aware of with your booking!! Please be aware that our self-catering suites are in quiet residential area. No loud music or noise is allowed after 9pm or before 9am. Any complaints from neighbours may result in deductions being made from your security deposit. In the event of repeated complaints London Town Lettings Limited reserves the right to withhold 100% of your deposit. 

What happens if I want to change a booking?
If you wish to change your booking, please speak to the London Town Lettings Limited office as soon as possible and we will do our best to help you. Unfortunately, changes at the last minute to bookings will incur charges: an administration fee of £25 to cover additional cleaning and contract reprints. If you decide to cancel the booking, then our normal cancellation charges will apply. In the event that your suite becomes unavailable, due to circumstances beyond our control, then we will offer either alternative accommodation or a full refund. A refund will be limited to the rental cost.

What happens if I cancel? What are the charges?
A 20% non-refundable/non-transferable deposit is required to secure a reservation for any London Town Lettings accommodation. The balance is payable 30 days prior to arrival and is non-refundable after the due date. Unfortunately we are not able to provide refunds if you cancel due to accident or illness.

What is included in the rental cost?
The rental price includes towels, bed linen and all utility charges (water, electricity & gas).

What is not included?
The rental price excludes holiday insurance which we strongly recommend you take out. London Town Lettings Limited does not accepts any liability for guests’ possessions whilst in the property.

What are the Check in/Check Out times?
Checkin 3pm and check out by 12 (mid day) although we will try to be as flexible as possible.

How do I collect keys?
During office hours, London Town Lettings Limited provide a meet and greet service at all our properties. You will asked to make your self know at the bar and then a member of staff will take you up to your accommodation. You will also be given a phone number of the property manager so you can alert them to any delays or changes in your arrival time. If you are arriving outside of pub opening hours then, please contact the the property manager to make the necessary arrangements for key collection.

How do I return keys?
When you leave the The Ship please simply leave the all keys in the accommodation and pull the door closed behind you. Please note that a charge of £50 will be taken from your security deposit if your keys not left at the property. Where multiple suites are booked together please remember to leave the right keys at each suite.

Can I smoke in the properties?
All the suites are non-smoking. You may smoke in the pub garden or outside of the property but please make sure you use the ashtrays provided. Regrettably if the property manager finds that guests have been smoking due to cigarette odours at the property monies may be taken from your deposit to cover the additional cleaning required.

What if I find damage upon my arrival to my suite?
Please notify the property manager at The Ship immediately if you notice any damage to the property on arrival. Any damage must be reported on your day of arrival.

What if there is damage to Suite during my stay?
Any damage must be reported immediately to either the property manager or directly to the office. London Town Lettings Limited reserves the right to withhold your security deposit for any damage and/or excessive cleaning. You will be notified within 7 days of departure should this be the case.

Who do I call if there is an emergency?
You will be given the number of your property manager in case of any problems that arise at the property. Please note that any unnecessary call outs will incur a charge of £60 deducted from your deposit.
